Sales reached another record high in September with 2,441 sales. Despite the year-over-year gains reported over the past four months, year-to-date sales are still nearly 12 per cent lower than last year's levels.

New listings also improved this month compared to last year and relative to sales. This caused the sales-to-new listings ratio to fall to 76 per cent, preventing further monthly declines in inventory levels.

Nonetheless, inventory levels in September remained over 24 per cent lower than levels seen last year and, when measured relative to sales activity, has not changed enough to cause any significant shift in supply and demand balances. As of September, the months of supply has remained relatively low…

Curb appeal is important. It’s the first thing buyers see when they drive up to your home — and, often, the first impression they get. Fortunately, you don't have to break the bank to achieve a great-looking exterior. Here are some simple and affordable ideas for enhancing your home's curb appeal:

1. Add a fresh coat of paint: One of the easiest ways to make your home look brand new is by adding a fresh coat of paint to the exterior. Choose a colour that complements the architectural style and surroundings of your home.

2. Upgrade the front door: Your front door is the focal point of your home's exterior. Consider painting it a bold colour, replacing it with a modern style, or simply adding a new doorknob and knocker.

3. Install outdoor…

(NC) Bigger isn’t always better. Small spaces have proven to be the preferred living option for
many of us since they require less maintenance, cleaning and budget for furnishing and
renovations. However, adding personality and making the most of a small living space can be a
challenge. Sharon Grech, Benjamin Moore colour and design expert shares her tips on how to
make the most of a small space.
Invest in multi-purpose furniture
Instead of filling the room with separate pieces for different purposes, invest in furniture that
serves more than one function. Consider a sofa that can easily transform into a bed, allowing
your living room to double as a guest bedroom. Alternatively, opt for a coffee table that you can
extend or adjust in height to serve as a dining…

Thanks to a surge in the condominium market, August sales reached a record high with 2,729 sales. Despite the record levels reported over the past several months, year-to-date sales are still down by 15 per cent compared to last year.

While new listings did improve compared to levels seen this time last year, the sales-to-new-listings ratio remained elevated at 87 per cent, preventing any significant shift from the low inventory situation. Inventory levels in August dropped to 3,254 units, not only a record low for the month but well below the 6,000 units that are typically available. Low inventory combined with high sales this month ensured the months of supply remained low at just over one month.

Are you thinking about finding your next home? It can be tricky balancing what you want with what you can practically afford.

Here are some tips that can make buying your dream home more doable:

1. Save for a larger down payment. A larger down payment can lower your monthly mortgage costs and possibly help you get a better interest rate.

2. Look at neighbourhoods that are less “in demand.” Some areas have the reputation of being desirable or exclusive and – as a result – expensive. But, there may be neighbourhoods that are not as in demand and yet ideal (and more affordable) for you. Explore that possibility.

3. Consider a fixer-upper. A home that needs some work may be more affordable, and you can save money by doing some of the…
